Mission Hills' Site Plan

See attached for the updated preliminary civil site plan. Our updated preliminary civil site plan shows 20 electrified stalls after we made the necessary modifications. We are making progress on this site plan, will shortly start working with LADWP, and are approaching 60% design.
Here is a summary of the major changes:

- After diving deeper into the LADWP feasibility study and verifying clearances/staging areas for the electrical equipment, we determined that it is very unlikely that we’ll be able to install a canopy along the southern side of the site over the four charging spots. This is mainly due to the 35’x40’ staging area required for the transformer. That staging area cannot be impeded by permanent structures (such as a solar canopy).
- We still have the two northern canopies in our layout (outlined in dashed rectangles).
- The ADA space was added to the layout on the NE corner of the site. The ADA space is required to be covered, so it cannot be placed in the southern side of the site (since we no longer have a canopy there anymore).
- We added the Socomec BESS enclosure to the layout and provisioned 10’ of clearance on all sides to exposures/property lines.
- With the addition of the ADA space and Socomec BESS enclosure, we unfortunately lose 2 parking spots along the eastern side of the site.
- We provisioned some additional space for the Taco Truck, which reduced the available amenity space. As discussed during our meeting, we are happy to show outlines for any additional amenities (VenHub, coffee, etc.), but we’d need you to send the cutsheets with physical dimensions if we want to include them in the layout. Please note that we are very constrained with space for amenities, so we have doubts that the VenHub would fit based on our current layout. Additionally, if we do plan for something like a VenHub, there is a good chance that AHJ may consider that a building and require it to meet applicable building codes (unless we indicate it will be permitted separately/in the future). Just something to keep in mind as we start progressing design.
- We added in more detail for the stormwater management system. You’ll see we are showing a stormwater storage unit in the drive aisle. This will be underground. Note that the stormwater treatment unit and storage unit are placeholders—we will determine exact requirements as design progresses
